What it costs

What a basement renovation costs in the GTA.

Basements price by what you put in them, not just by square footage. These are the three scopes we quote most often across Markham, Richmond Hill, and Scarborough.

Open rec room · $55,000–$68,000

Framing, insulation, drywall, flooring, pot lights, and trim. One open space. Usually 6–7 weeks.

Full family basement · $68,000–$82,000

The above plus a three-piece bathroom, a wet bar or kitchenette, and separated rooms — an office, a gym, or a guest bedroom with a compliant window. Usually 8–9 weeks.

Secondary or in-law suite · $82,000–$95,000+

A self-contained suite: full kitchen, separate entrance, and its own bathroom and living space. Usually 9–10 weeks.

The bathroom rough-in is usually the biggest single line, followed by whether a kitchen or wet bar is involved and how the space is divided up. We walk the basement before quoting so anything unusual about your foundation shows up in the number rather than later.

How much does it cost to finish a basement in the GTA?

Most finished basements run $55,000 to $95,000. An open rec room sits at the low end; adding a bathroom, a wet bar, and separated rooms moves you to the middle; a registered secondary suite with its own kitchen and entrance sits at the top.

What can I actually fit down there?

More than most homeowners expect. A rec room, a three-piece bathroom, a guest room, and storage will usually coexist in an average GTA basement, and a gym or an office can often be carved out as well. We measure and draw the options before you commit to a layout.

How do you make a basement feel less like a basement?

Lighting layout does most of the work — layered pot lights rather than a few fixtures, plus wall lighting to lift the corners. After that it is keeping the ceiling as clean as possible, warm flooring underfoot, and making the most of whatever natural light the windows give you.

How do you deal with moisture and cold?

We look at the whole picture before framing starts — drainage outside, the condition of the foundation inside, and how the basement is heated and ventilated. Anything we find gets addressed first and priced in the quote, because it is far cheaper to deal with before the walls close up.

Can you build a self-contained suite?

Yes — a full kitchen, its own bathroom, living space, and a separate entrance where the house allows one. Tell us at the consultation that a suite is the goal, because it changes the layout and the scope from the start rather than partway through.
